Abstract
In order to make project cost estimates, estimators must have clear and effective standard methods that apply in Indonesia. The profitability of a project depends on the estimator's ability to estimate costs. The role of project cost estimates starts from the tender process, if the bid is too high then the contractor will lose in the tender, but if the price bid is so low despite being the tender winner, then contractors will have difficulty at the time of construction to plan and oversee resources such as materials, labor, service, and time. In determining the project cost analysis, it need the basic tool of unit price analysis, namely the analysis of construction costs. In calculating the analysis of construction costs there are several methods have been generally used such as BOW analysis (Burgelijke Openbare Werken), SNI 7394:2008 or AHS Permen PUPR No.8 Year 2023. Contractors are more likely to calculate the unit price of work based on their own analysis based on previous experience in completing a construction work. A comparative study of the four methods is needed so that it is known which is more effective and efficient as a basis for all parties in determining strategies in terms of cost estimates. The research was carried out by drawing up a Project Cost Budget Plan based on the volume of work on the contractor's bill of quantity (BoQ), aimed at finding out which methods are most effective and to be a reference for estimators to plan construction costs with the methods that apply in Indonesia. In the calculation of the budget plan for the cost of structural work on the Warehouse XYZ Construction Area Development Project in Cikarang using four methods then obtained the method Analysis Contractor is the most effective is IDR. 54.404.668.180, then the method SNI 7394:2008 IDR. 76.648.994.955, and AHS Permen PUPR No.8 Year 2023 IDR. 78.158.621.624, as well as the most expensive BOW method of IDR. 129.662.626.846.
