Abstract
The development of construction technology demands improved coordination and efficiency in project execution, particularly for large-scale projects with high complexity. Building information modelling (BIM) emerges as a solution with various features, one of which is Clash detection, capable of identifying interdisciplinary design conflicts before the construction stage begins. This study aims to analyze the implementation of BIM Clash detection in a 10-story office building project in Indonesia’s new capital city (IKN) to improve time and cost efficiency. The research adopts a case study method with a qualitative descriptive approach through 3D modeling and clash analysis among Architectural, Structural, and MEP disciplines. The results show that at the design stage, 12 clashes were identified between structure and Architecture, 15 clashes between structure and MEP, and 13 clashes between MEP and Architecture. After design adjustments based on the clash detection results, all clashes were successfully eliminated. In terms of time efficiency, savings were recorshop drawing at 34 days (72.53%) for structure–Architecture, 60 days (78.38%) for structure–MEP, and 53 days (80 %) for MEP–Architecture. In terms of cost efficiency, savings reached Rp16,000,000 (86.02%) for structure–Architecture, Rp30,600,000 (90.53%) for structure–MEP, and Rp25,500,000 (83.81%) for MEP–Architecture, with total savings amounting to Rp72,100,000. These findings demonstrate that the implementation of BIM Clash detection not only delivers significant time and cost efficiencies but also enhances cross-disciplinary coordination, facilitates the design review process, and reduces potential conflicts during the construction stage, particularly in design-and-build projects with high complexity.
