Abstract

The population of East Jakarta, according to BPS data from 2020 to 2022, has experienced significant growth, leading to an increasing demand for housing. This presents a promising prospect for investment to meet the rising demand for residential properties. Ceger is one of the sub-districts in East Jakarta that is strategically located due to its proximity to business centers and supported by easy road access and public transportation. This creates an opportunity for investors or developers to initiate housing projects to fulfill the demand for housing needs. Given its profit-oriented nature, investors or developers expect profitable returns to consider the project feasible for implementation. Therefore, a financial feasibility analysis is conducted using parameters such as IRR, NPV, and PP.
