Abstract

This study aims to analyze the utilization of idle property assets owned by PLN UID Jakarta Raya. Idle property assets are those that are not used or not optimally utilized by the company, which could potentially become financial burdens if left unmanaged. This research seeks to identify the factors that cause these properties to become idle, as well as strategic solutions that can be implemented to maximize the value and contribution of these assets to the company's performance. The research methodology used is a qualitative approach with a case study on PLN UID Jakarta Raya. Data were collected through in-depth interviews with relevant stakeholders, analysis of company documents, and direct observation of assets categorized as idle. Data analysis was conducted using descriptive analysis methods to identify potential uses and existing constraints. The results of the study indicate that some idle property assets can be utilized for commercial purposes, such as leasing or repurposing into more productive business facilities. Additionally, regulatory and bureaucratic barriers were found to hinder the optimization process of these assets. The study concludes that a comprehensive and collaborative strategy between PLN and other stakeholders is required to maximize the utilization of idle property assets in order to enhance operational efficiency and the company's economic value.
